1. Overview

At Bigjaja.com, we believe in fair compensation for agents and agencies while ensuring affordable options for property seekers. Our commission structure is designed to support the growth of the real estate ecosystem in Nigeria.

2. For Independent Agents

Standard Commission: 10% - 15%

As an independent agent on Bigjaja, you are entitled to a standard agency fee (commission) on successful transactions.

Property Sales: 5% of the total property sale price (Standard Lagos Rate).
Rentals/Lease: 10% - 15% of the total annual rent (Agency Fee).

* Bigjaja charges a small service fee of 2.5% from the Agent's commission for using the platform's escrow and verification services.

3. For Real Estate Companies

Corporate Commission Structure

Real Estate Companies have a more flexible structure based on their subscription tier (Basic, Gold, Premium).

Property Sales: Flat 5% or negotiable based on property value.
Rentals/Lease: 10% Agency Fee.

* Platform service fee for Companies is reduced to 1.5% per transaction.

4. For Buyers & Renters

Buyers and Renters pay the agreed property price plus the Agency Commission (usually 10% for rent, 5% for sales depending on agency terms). This amount is held securely in Bigjaja Escrow until the transaction is finalized.
